Site Selection Criteria – Agave & Rye

Target Size: 4,500 – 6,000 sq. ft.

Property Needs:

  • Second-generation restaurant space only
  • Existing full kitchen with walk-in refrigerator
  • Minimum 20 ft. hood
  • Grease trap access
  • Space for a high-capacity bar

Location Standards:

  • Lifestyle centers, urban hotspots, affluent communities, entertainment corridors, major attractions
  • Exceptional visibility; strong vehicular and pedestrian traffic
  • Dense daytime population for lunch
  • Strong co-tenancy with upscale dining, experiential retail, cinemas, boutique fitness, luxury retail

Parking & Lease Requirements:

  • Minimum 125 dedicated or cross-parking spaces
  • Long-term leases preferred
  • Free rent period and landlord TI required
